The Senior Quantity Surveyor (Arch/Structural) will oversee the bids and project budget of construction projects. This role requires a thorough understanding of project scope, cost estimation, and contract management to ensure successful project delivery. S/he will collaborate closely with the Sales team in securing projects. S/he will also work hand in hand with the procurement department in getting vendors/subcontractors. SQS will also collaborate with project management team and engineering to manage project budget, evaluate BOQ, and variation/change orders.
Job Responsibilities:
- Preparation of Bill of Quantities and Bill of Materials.
- Quantity Estimation: Estimate quantities based on approved design, construction drawings, and actual site condition.
- Coordination: Collaborate with project management teams and the Engineering department to finalize and verify the actual scope of work on site.
- Scope and Specification Review: Review the scope of work, project timeline, drawings, and specifications to ensure alignment with project requirements.
- Quantity Takeoff Management: Ensure that quantity takeoffs performed by the QS team meet the standards and project requirements.
- Project Budget Monitoring. Ensure that the project is within the budget based on approved BOQ and BOM.
- Change Order Monitoring: Monitor scope of work and other design changes as per actual project accomplishment and review if there are any additional scopes or variation order.
- Site Instruction Evaluation: Evaluate site instructions against planned costs, identify differences from the original contract scope, and submit finalized costs for approval by Cost Control and the company.
- Change Orders and Variations Assessment: Assess change orders and variations (for both subcontractors and clients) in accordance with the Contract Agreement.
- Payment Monitoring: Monitor the flow of payments to subcontractors in relation to budgeted quantities and actual work completed.
- Value Engineering: Review and assess complex and high-risk scopes of work for potential value engineering opportunities.
- Man Hour or Labor Cost Monitoring: Monitor weekly man hours against budgeted hours to ensure efficient resource allocation.
- Bid Tender Review: Review bid tender documents and client requirements to ensure comprehensive understanding and compliance in the project requirements for biddings.
- Vendor Evaluation: Evaluate material specifications and vendor/subcontractor pricing against project specifications.
- Project Monitoring: Monitor projects concerning budgeted costs, demand forecasts, and time overruns to ensure timely project execution.
- Feasibility Analysis: Analyze feasibility reports of various projects to identify bottlenecks and recommend solutions for timely completion.
- Technical and Commercial Coordination: Coordinate technical and commercial meetings with clients and subcontractors to align project objectives.
- Joint Surveys: Conduct joint site surveys to verify actual work done and assess progress measurements aligned with finalized weekly progress percentages.
- Final Payment Preparation: Prepare deviation and variation statements for final contractor payments.
- Process Implementation: Implement processes with periodic reviews and recommendations for improvements to enhance business effectiveness.
